In England, Louis Group has focused extensively on purchasing land with long leasehold tenancies. In simple terms, the property erected on the land is owned by a third party for a pre-determined period while the Louis Group has absolute ownership of the land. The average lease period is 125 - 250 years at which time the Louis Group assumes ownership of the property as well.
As at the end of 2006, Louis Group had assembled almost 1,000 plots of freeholds in England and the portfolio is growing rapidly.
Louis Group has also strategically assembled in excess of 500 hectares of land for future development and most of this land is suitable for residential or industrial usage.
The Group is deliberately landbanking in advance of its own global expansion, for the strategic business interests of its clients, for the development of numerous property opportunities, and to preserve land in alignment with certain of the Group's Social Investment initiatives.
